Capital Sky are very proud to have been part of such a rewarding project over the last few months, renovating the Luton Town FC Kenilworth Road ground.
Under time constraints and a very busy site everyone pulled together to make this job a success and reopened the ground in time for the Premier League season for Luton Town.
Runway Demolition & Disposal
Carry out the phased runway demolition and cart away from London City Airport. All works were completed out of hours to ensure no disruption to the airport. Capital Sky used all its own plant and haulage for the works.
All materials removed from the project were transferred to Capital Sky’s yard for processing to ensure all materials were recycled where possible.
Groundworks & RC Frame
Phase 1 – Carry out the groundworks and construction the RC frame for the DART project at Luton Parkway Station. Supply and installation of all reinforcement and concrete under Capital Sky management and engineering. All works were carried out adjacent to a live station environment. We worked closely with our client to ensure no disruption occurred during the project.
Phase 2 – Carry out all groundworks and hard landscaping works at the new Central Station at Luton Airport. This involved break out and removal of existing slabs and hardstanding, laying of new aggregate, drainage, installation of bollards and kerbs all with the confines of a live airport environment.
Demolition & Disposal
Removal of asbestos and soft strip of existing buildings, full demolition and break out of ground floor slab, removal of foundations up to 1.5m deep, removal of all existing hardstanding within the site boundary and crushing of all demolition arisings and stockpiling on site for future use.
Capital Sky used all its own plant and crusher for the works.
Kadans Science Partners/CB3 Consulting
Project Overview – Brandon Road, Kings Cross
Capital Sky was appointed as principal contractor by Kadans Science Partners, via CB3 Consulting, to deliver a comprehensive package of enabling and preparatory works at their Brandon Road site in Kings Cross, London.
The scope began with conducting detailed asbestos surveys across all existing structures, followed by the safe removal of identified asbestos materials. To secure the site, perimeter hoarding was installed. Trial pits and surveys were then undertaken along party wall elevations to support planning for subsequent phases of development.
Tree protection measures were implemented, alongside the erection of a protective scaffold around the existing substation. The team carried out a full soft strip and demolition of all buildings on site, including the breakout and removal of existing slabs and hardstanding.
Sheet piling was designed and installed along two elevations of the site to reach the required formation level. Additional underground works included the identification and safe removal of underground fuel tanks. This process involved soil sampling and the formulation of a remediation strategy prior to extraction.
Further groundworks comprised pile probing to a depth of 2 metres below ground level, a reduce level excavation with associated muck-away, and the crushing of demolition arisings to a 6F5-grade recycled material. The project concluded with the design and installation of a pile mat constructed to specified formation levels, ready for future building works.




Farmglade / Amazon
Scope of works:
Capital Sky managed a brownfield site—part of which was previously used as landfill—by executing a comprehensive enabling package. This included preparing the ground for driven precast piling and installing a gas membrane alongside a ventilation system beneath the reinforced‑concrete (RC) slabs for the new stages. The project encompassed the construction of an expansive 4,500 m² RC slab designed specifically for film-production stages, as well as extensive external works and hardstanding. Additionally, site-wide drainage infrastructure was installed, including stormwater tanks.
Key Project Highlights
The project was undertaken on a partially landfilled site presenting both contamination and gas‑management challenges. It was executed under a fast‑track delivery timeline to meet the urgent requirements of an upcoming filming production. To ensure long‑term safety and compliance, a gas‑membrane barrier and Ventilation system were incorporated to mitigate persistent ground‑gas risks.
Wilmott Dixon/Westminster Council
Scope of Works
Capital Sky undertook the principal contractor role, overseeing comprehensive site enabling works, which included a full soft strip-out of the block and careful removal of lifts. The project necessitated specialist asbestos removal, followed by the installation of a protective capping layer across the site. All obstructions and existing foundations within the building footprint were dismantled, culminating in the demolition of the existing structure and full site clearance down to the ground slab.
Key Project Highlights
The contract was executed in close proximity to occupied neighbouring buildings, and within a residential area, demanding stringent safety and noise-control measures. The programme operated under a fast-paced timeline to meet urgent delivery targets. Additionally, during the soft strip phase, teams encountered pervasive drug paraphernalia throughout the building, requiring the implementation of strict health‑and‑safety protocols and controlled waste handling procedures.
