Capital Sky, acting on behalf of Amazon, served as the lead project manager, overseeing all stages from design and architecture through to completion, ensuring a fully integrated, high-specification facility aligned with Amazon’s operational requirements.
The project included the construction of a large reinforced concrete slab, incorporating extensive groundworks and structural reinforcement, followed by the erection of the building’s structural framework.
A full Mechanical and Electrical (M&E) package was also delivered, including power, lighting, HVAC, fire protection, and data systems, fully integrated into the building.

The business operates across three core areas: land acquisition and planning, development, and investment, delivering both commercial and high-end residential projects, primarily in London and the South East.
Scope of works

Additional Information
- Site Preparation & Ground Remediation: Site clearance, bulk excavation, soil stabilisation, and remediation of unsuitable ground conditions to achieve
required bearing capacities. - Substructure Works: Installation of piling systems, including driven/bored piles, followed by construction of pile caps and a reinforced pile mat
foundation. - Groundworks & Slab Preparation: Formation of sub-base layers, drainage installation, service ducts, and steel reinforcement works in preparation for large-scale concrete slab pours.
- Reinforced Concrete Slab: Placement of a high-tolerance reinforced concrete slab designed for heavy-duty industrial use.
- Structural Steel Framework: Fabrication and erection of the primary steel frame, including columns, beams, and bracing systems to form the building superstructure.
- Building Envelope & Fit-Out: Installation of cladding, roofing systems, internal partitions, and full building envelope to achieve a weather-tight structure.
- Mechanical & Electrical (M&E) Installation: Delivery of a complete M&E package, including power distribution, lighting, HVAC systems, fire detection and suppression, and data/IT infrastructure.
- Internal & External Works: Internal finishes, external works, hardstanding, access roads, and landscaping.
- Testing, Commissioning & Handover: Full system testing, commissioning of all building services, compliance checks, and final project handover.
- The project was delivered from initial enabling works through to full construction, fit-out, and commissioning, providing a turnkey facility ready for operational use.
