As Principal Contractor, Capital Sky is responsible for the overall management, coordination and delivery of works across the Power Court site.

Capital Sky’s role includes the management of specialist trade packages, subcontractors and key interfaces throughout the construction programme. This covers the coordination of demolition, earthworks, civil engineering, infrastructure, piling, drainage, utilities, reinforced concrete works, formwork, temporary works, façade retention, structural packages and associated specialist trades.

As Principal Contractor, Capital Sky manages the sequencing and integration of each package into the wider construction programme, with responsibility for site logistics, access, health and safety, quality assurance, programme management and coordination between contractors.

A number of specialist contractors have been appointed to deliver key elements of the works under Capital Sky’s Principal Contractor management. Laines carried out the Thames sewer diversion works, while Kellers delivered the piling works across the site. Capital Sky coordinated these packages alongside the wider programme, ensuring that access, sequencing, interfaces and site operations were effectively managed throughout their delivery.

As construction continues, Capital Sky is managing the mobilisation, coordination and delivery of further specialist trade packages, maintaining overall responsibility for the integrated delivery of the new 25,000-seat stadium for Luton Town FC.

The development of Power Court began with an extensive programme of enabling and infrastructure works to prepare the site for the main construction phase.

These works included ground remediation across the development area, the decommissioning and removal of the existing River Lea culvert, and the construction of a new river diversion culvert to support the wider development.

A significant element of the early infrastructure programme also included the Thames sewer diversion, which was delivered by Laines as a specialist trade package under Capital Sky’s management as Principal Contractor.

The project then progressed into the piling phase, with Kellers carrying out the specialist piling works required to establish the foundations for the stadium and associated structures. Capital Sky managed the coordination of these works with the wider site programme, infrastructure activities and subsequent construction packages.

Main infrastructure works have also included below-ground drainage and services, utilities infrastructure, access roads and associated civil engineering works required to support the stadium development.

CURRENT CONSTRUCTION STAGE
The project has now progressed into a major new stage, with the stadium beginning to take shape above ground. Reinforced concrete frame works and formwork operations are underway, alongside an extensive programme of temporary works. Façade retention works are also underway as the project moves into the initial phases of the main superstructure.

These works represent a significant milestone for Power Court, with the scale and physical form of the new stadium now becoming increasingly visible across the site.

As Principal Contractor, Capital Sky continues to coordinate the multiple specialist contractors and trade packages operating across the development. This includes managing the interfaces between the RC frame, formwork, temporary works, façade retention, structural, civil engineering and infrastructure packages, together with overall responsibility for site logistics, programme, quality and health and safety.

The stadium structure will incorporate a combination of reinforced concrete, structural steel and precast concrete elements, which together will form the primary structure of the new 25,000-seat home for Luton Town FC.

Capital Sky’s role as Principal Contractor provides a central point of responsibility across Power Court, bringing together specialist contractors, supply-chain partners and construction disciplines to ensure the stadium and supporting infrastructure are delivered as one coordinated construction programme.

The Power Court development represents a major investment in Luton, creating a new home for Luton Town FC while supporting wider regeneration, improved infrastructure, enhanced public realm and long-term opportunities for the local community.
