Luton Hoo Club House

The Arora Group is a privately owned UK developer and hotel operator with an extensive portfolio across the hospitality and property sectors. As owner and developer of the Luton Hoo Estate, the Arora Group is leading the wider investment and development programme across the estate, with Capital Sky appointed as Principal Contractor for the clubhouse works.

As Principal Contractor, Capital Sky is responsible for the overall planning, management, coordination and delivery of the construction works.

Capital Sky works closely with the client’s appointed architects, structural engineers, consultants and wider design team, providing construction input and practical support throughout the project. This collaborative approach enables buildability, sequencing, access and temporary works considerations to be reviewed alongside the developing design.

Capital Sky has not acted as the lead designer for the project. Our role is to assist and work collaboratively with the client’s design team, helping translate the approved design into a safe, practical and coordinated construction programme.

The scope includes the management and coordination of specialist trade packages associated with basement construction and below-ground works, reinforced concrete frame construction, formwork and reinforcement, temporary works and façade retention.

The wider package also covers bulk excavation and earthworks, foundations and substructure works, drainage, services, structural interfaces and associated specialist construction activities.

As Principal Contractor, Capital Sky maintains responsibility for coordinating these packages within the wider construction programme, including subcontractor management, sequencing, logistics, health and safety, quality control and the interfaces between the various construction disciplines.

The project commenced with extensive site preparation and investigation works to establish the existing ground conditions and prepare the site for the main construction activities.

Significant bulk excavation and basement works have formed a major part of the project, requiring careful planning and sequencing to achieve the required formation levels while managing ground conditions, access, existing structures and site constraints.

CURRENT CONSTRUCTION STAGE
The project has now progressed substantially into the structural phase, with reinforced concrete frame construction forming one of the principal areas of activity on site. Basement works, formwork, temporary works and façade retention are being closely coordinated as the structure continues to develop.

Capital Sky is managing the delivery and coordination of the RC frame package, including reinforcement, formwork, concrete placement and the associated interfaces required as the main structure develops.

The scale and complexity of the basement and structural works have also required an extensive programme of temporary works. Capital Sky coordinates these works closely with the relevant designers, engineers and specialist contractors to ensure construction activities can be undertaken safely while supporting the permanent works throughout each stage of the build.

Façade retention works form another important element of the construction programme. These works require careful integration with the new structural elements, temporary works and surrounding construction activities, particularly where existing fabric is being retained as part of the development.

As the project progresses, Capital Sky continues to manage the complex interfaces between the basement, RC frame, formwork, temporary works and façade retention packages, ensuring each stage is properly sequenced and coordinated with the wider programme.

Working closely with the client’s design team remains a key part of Capital Sky’s role. Regular coordination between the construction and design teams allows technical challenges, buildability considerations and site constraints to be addressed as the works develop.

Capital Sky’s position as Principal Contractor provides a central point of coordination across the project, bringing together the client, design consultants, specialist subcontractors and supply-chain partners required to deliver the works safely and efficiently.

The current phase represents a significant milestone for the Luton Hoo Clubhouse Development, with the basement and structural works now establishing the form and scale of the new facility as construction continues to progress.
